The town of Nový Jičín offers land for the purchase in the Bohuslav Martinů Street. The intention of the Town is to sell the land as a whole for the construction of residential buildings, which will take into account all the facts essential for modern housing. The total area of the offered land is approx. 33,510 m2 and according to the Urban Concept an area of approx. 24,795 m2 is intended for development with residential buildings.
The development may also include civic amenities, schools and educational facilities in accordance with the zoning plan, but must not significantly reduce the capacity for housing. It is preferable to divide the construction into several stages, but in such a case the condition is to start the construction of residential houses from Bohuslava Martinů Street (street line development) and then to proceed in stages towards Bocheta Pond. The construction of the apartment buildings will include the construction of infrastructure to the apartment buildings, roads, parking areas, pedestrian paths and cycle paths, and the landscaping of public spaces including greenery at the buyer’s own responsibility and expense. The construction will fully respect the conditions of the Urban Concept.
The land is located in Nový Jičín along Bohuslav Martinů Street. Currently, the land is public green space (grassy area), where a public disc golf course is located on a part of it, which will be relocated elsewhere in case of sale of the land, without any requirements for the new buyer. This is an area with good transport links and accessible public facilities (primary school, kindergarten, secondary school, shops). The land is located in the vicinity of several apartment buildings, the premises of a primary and secondary school and a Kaufland supermarket. Within walking distance is a hospital, sports complex, playground and public transport stops.
The Town assumes a buyer’s obligation to build residential houses and the necessary infrastructure on the sold land, no later than 8 years from the conclusion of the purchase agreement on the transfer of ownership of the land (or the conclusion of the first purchase agreement), will be agreed in the purchase agreement or future purchase agreements, and will be secured by appropriate legal means. In justified cases, an extension of this period may be negotiated. If the construction of the apartment buildings and the related infrastructure is divided into phases of individual houses or blocks, the purchase contracts for the land to be developed in each phase will be concluded successively.
To determine the normal price of the land, an expert’s report No. 1416/25/2023 has been prepared and will be provided to the interested party upon request. The minimum purchase price of the land, excluding VAT, is CZK 1,000 (in words: one thousand Czech crowns) per m2 of land. VAT at the currently valid rate will be added to the price offered by the selected buyer.
In addition to the purchase price offered, the architectural quality of the design of the development and its integration into the surrounding area will also be considered by the Town.
