Rezidence Nová Osada
A site (total area 6.8 ha) located in the north-west part of Frýdek-Místek, of which about 1.4 ha should be used for the construction of new flats in the first stage.
It is a quiet, very attractive location within easy reach of the centre and with links to public transport. It is an ideal location for a new development that will immediately have everything it needs to integrate properly into the existing city structure, from infrastructure to civic amenities. The site is adjacent to an existing residential development. It is mainly flat land, with a gentle southward slope ending in a steep slope (beyond the buildable part of the site) and has plenty of surrounding greenery.
An urban study was prepared for the site in 2022 by Vojtěšek Architects. The study is only illustrative and proposes to develop the area in the order of hundreds of apartments. The city is looking for a developer to build the new residential area. The date of announcement of the intention to sell is expected during 2025.
In the remaining part of the area, private investors will build an Alzheimer’s center and a medical facility for the treatment of long-term patients, the city will build a day care facility called Domovinka. Project preparation for the Alzheimer Center has already begun, project preparation for the Domovinka and the medical facility for the treatment of long-term patients is expected to begin at the end of 2024. Project preparation for the transport and technical infrastructure is already underway, with a contractor selected in November 2023. Currently the documents for the building permit are being processed.

Frýdek-Místek is a picturesque twin town in the Moravian-Silesian Region of the Czech Republic, spread out on both banks of the middle course of the Ostravice River.
It is located 16 km south-east of the regional capital Ostrava. It is located at the international traffic junction of the D48 and D56 motorways, and is only 25 km from the state border with Poland and 35 km from the state border with Slovakia.
Among the most important companies are Hanwha Advanced Materials, specialising in the innovative and technically demanding manufacturing of thermoplastic parts, which are crucial for the automotive industry; Hyundai Glovis CZ, which has been involved in the logistics processes of car producer Hyundai Motor Maufacturing Czech, seated in nearby Nošovice, since the beginning of its existence; Go Steel, an established manufacturer of steel strips and sheets; and Marlenka, which produces original honey cakes and other confectionery products that are exported to 44 countries worldwide.
Frýdek-Místek is known for its summer festivals and other cultural activities. It also offers good sports facilities for both active and recreational athletes and is an attractive tourist gateway to the picturesque Beskydy Mountains.
